A $38 million 16-storey tower is planned as the first of three high-rise developments to replace the old Yamba Sports Club in Woden.

Graham Potts' Amalgamated Property Group has lodged a development application and wants to demolish the sports club and Southern Cross Health Club facility as well as the bowling green and parking to make way for 156 apartments, basement parking, and communal areas.
The site on Block 9 Section 24 is located at 9 and 11 Irving Street, Phillip, and is one of three neighbouring blocks bought and developed by Amalgamated Property Group. If approved, it will bring the total of apartments by the developers to about 760.
The development, to be called the Oaks, will be the first of up to three towers to be built in three stages on the 13,882-square-metre site fronting Melrose Drive and Irving Street.
The application said there would be ground-level apartments with private courtyards, and on levels two to 16, there would be 10 apartments per floor, a mix of one-, two- and three-bedroom units.
There would be a gym building as well as an area for two tenancies at the ground and mezzanine floor levels.
The application said residential facilities would include a pool, poolside terrace, barbecue/dining terrace, lawn spaces and lounge terraces.
The development will have 244 car parking spaces, including 55 tandem spaces and 16 accessible across two basement levels. The first level of basement parking will also have bicycle storage and building services.
The Oaks stage one will join Amalgamated Property Group's already built Trilogy development and soon to be completed Ivy Apartments.
The Trilogy development has three towers rising to 12-storeys at 7 Irving Street and includes 323 apartments. Ivy Apartments, at 15 Irving Street, is expected to be completed late 2019 and has a 280 residences - 274 apartments and six townhouses.
The application said the Oaks would have a smaller tower footprint and would not compete with the "organic character and form" of Ivy.
"... rather a combination of elements from the adjoining developments, such as the horizontal bands from Ivy and vertical expressed forms from Trilogy, creating a family of buildings and an overall masterplan vision for this area," the application said.
The proposal will also join Geocon's controversial Wova development to be built on the former Woden Tradies Club site on the corner of Melrose Drive and Launceston Street. Geocon was given the green light in October to build 800 apartments across four buildings, including a 24-storey marker building.
The development application said existing street trees along Irving Street frontage would be removed. The site had two registered trees, English Oaks, in the middle of the block. They are proposed to be retained as part of the development.
"A central village green designed around the retention of two registered Oak trees will provide a community hub for residents and the broader community," the application said.
One of the oak trees has a memorial plaque placed at the base of the tree commemorating three Eddison brothers who lost their lives during World War II.
Submissions close on the development application on November 30.
