Two 26-storey towers planned for a block of land in Gungahlin have been downsized following community concerns about the height.

The Empire Global development originally had plans for a 26th-floor podium connecting two towers at the corner of Gozzard Street and Gundaroo Drive.

But concerns were raised after a meeting with the Gungahlin Community Council, including the cumulative impact of residential development in the precinct.
Childcare centres were concerned about the potential for overlooking of playgrounds, overshadowing, traffic and safety.

The new proposal will see heights ranging from eight stories to the tallest tapering element stepping from 12 to 18 stories. The mixed use site will see 296 residential units, commercial ground level use and space for 390 cars.
Director of architecture firm Judd Studio Nathan Judd said it was important to ensure the delivery of "the best possible outcome for the site that also has support from the community."
"In working with stakeholders like the [community council], the developer was very responsive and we evolved a new scheme - which is now lodged for approval."
The new application said the proposal had been revised from three towers to two, and was now mainly residential, with some ground-floor commercial space scrapped.

Originally named Air Towers after a public competition to name the development last year, Mr Judd said it would now being called Air Apartments, with two buildings imagined as a series of stepping landscape terraces.
The two building will be separated by a public courtyard. The apartments will range from one-bedroom to four-bedroom.
Submissions close on the development application on November 15.
