Dickson's Dame Pattie House for sale on market, two and a half years after ACT government offloaded it

There are two interconnected office buildings on the site at 16 Challis Street. It was opened in 1997.

The ACT government offloaded Dame Pattie Menzies House in 2017 via a tender process as part of the Dickson Centre Masterplan.

It sold for $15.6 million to private company Merrylin Lindland Pty Ltd. The company is registered in Canberra, but managed the building on behalf of offshore and interstate investors.

Colliers International director of capital markets and investment service Matthew Winter said the company wanted to offload the asset to focus on other projects elsewhere.

While the ACT government sold Dame Pattie Menzies House it still has a lease on the site. The Environment, Planning and Sustainable Development Directorate is based in the premises.

This lease will expire on October 2020, with two additional one-year options.

It has an annual rental income of almost $2.9 million, according to Mr Winter.

"Opportunities like this are rare. Dame Pattie Menzies House is currently fully-tenanted by a AAA-rated government tenant," he said.

"Demand for quality office space in the ACT is strong, so there is also an excellent opportunity for new owners to refurbish and reposition this asset."

But while the site is used an office, it is CZ2-zoned, meaning it can be used for both residential and commercial use.

"[This allows] the successful purchaser to unlock further value through redevelopment," Mr Winter said.

"Notably, the current crown lease does not stipulate a maximum gross floor area for residential and commercial accommodation purposes.

"Due to its flexible purpose clause and strong investment characteristics, this property will attract a wide mix of interested parties."

Dame Pattie Menzies House was sold by the government as part of a sales blitz in the area.

The adjacent Dickson Motor Registry site sold to Doma in April 2017 and it has since been redeveloped, with construction set to complete on an office building and 100 apartments later this year.

There was also the sale of a former public housing site on Northbourne Avenue, in Dickson, which sold for $40 million in 2016.

The site is being sold via expression of interest and this is will close on Tuesday, March 24.

Mr Winter said he had already fielded "plenty of interest" about the site.
