The 154.1 hectares at Illaroo adjoins the Bundanon Trust property of Arthur Boyd.
The property is a large parcel of vacant rural land and bushland, and under its zoning, building is permitted subject to council approval.
Selling agent, Integrity Real Estate director Peter Russell said the property on Hughes Road, west of Boyd's Bundanon and Riversdale properties, was a "rare offering".
He said after a "ridiculous amount" of inquiry, it had been been sold to a local buyer for an undisclosed price.
"It was sold for upwards of a million dollars," Mr Russell said on Thursday.
"We had a lot of local inquiry and Sydney inquiry, and quite a bit from the UK.

"The buyer's intentions are to keep it as natural vegetation, and they've bought it with an interest for the family, their future family.
"They are very heavily influenced by the impact Arthur Boyd and Sir Sidney had in the local area."

Nolan, who died in 1992, was one of Australia's leading artists of the 20th century and eventually married Boyd's younger sister Mary.
He also owned the property Eearie Park, next to his brother-in-law's Bundanon and Riversdale properties, which today are all part of the Bundanon Trust.
