ACT suburbs where Canberra buyers can still buy a home for under $750,000

With a budget of $750,000, Canberra buyers can secure a modern apartment in Kingston or a three-bedroom home for those willing to venture beyond the city suburbs.

Whether you're searching for a family home or a city apartment to suit your active lifestyle, these are five options on the market right now.

A three-bedroom house in Calwell, located in the Tuggeranong district, has been inundated with buyer interest since it was listed on the market one week ago.

Downsizers, families and first-home buyers have had their eyes on 1/78-82 Pennington Crescent for its well-appointed layout, recent renovations and position inside a leafy complex.

Christine Bassingthwaighte of Blackshaw Manuka said the complex was located close to shops and public transport.

"Without being a big complex and no major infrastructure keeps the levies low, which I think is really important in comparison to some of the huge levies that are being paid these days," she said.

According to CoreLogic data, the median price for houses in the area was $707,500 in July 2021, a figure which draws many Canberra buyers to the region.

"Tuggeranong has come of age, it's sort of been a little bit of a secret but it offers big blocks and affordability," Ms Bassingthwaighte said.

"[This property] has had quite a lot of inquiry because there's so many buyers trying to get in under that $750,000 range."

This one-bedroom apartment ticks all the boxes for a couple or single wanting to live in among the lively Kingston precinct.

Listing agent Bree Currall from Belle Property Canberra said the location was a huge selling point.

"The most appealing factor for this apartment is the fact that it's right there on the foreshore but it's on the quiet side, so it's away from the hustle and bustle," she said.

"It's north-facing and it has a nice cross-flow breeze as it's got a rear courtyard and a front balcony."

The price guide for 48/46 Honeysett View, Kingston is upwards of $550,000 and buyers are already showing keen interest in the home.

"There has been one or two first-time buyers but a lot of the people that we're dealing with are just looking for a lifestyle property ... that they can lock and leave," Ms Currall said.

The median sales price for a unit in the Kingston area was $620,000 in July 2021.

Located in the Belconnen region, this three-bedroom house in Florey is suited to a family or couple looking for extra space.

Set on a 528-square-metre block, 31 Le Souef Crescent features two open-plan living areas, plus a backyard with a paved entertainment area.

Listing agent Sharon Schnyder of LJ Hooker Belconnen said interest had been strong among families.

"It's one of those homes that is liveable as is or the potential is definitely there to reshape rooms. There's plenty of room at the front and back to extend and just the potential to imprint your own style and taste," she said.

The home is going to auction on Saturday, October 23 with buyer feedback placing the home around the $650,000 mark.

The median house price for the area is $738,000, according to CoreLogic.

Florey has become a sought-after suburb for young Canberra families, Ms Schnyder said.

"Florey is prime property in itself because it is so close to the Belconnen Town Centre, Lake Gininderra and the schools in Florey are very popular with young families," she said.

According to CoreLogic, the median price for apartments in Canberra City was $500,500 in July, leaving buyers with a $750,000 budget plenty to choose from.

This two-bedroom apartment comes in well under the budget, with offers invited over $595,000.

Located at 316/240 Bunda Street in Canberra's CBD, the property has all the benefits of a modern apartment complex, such as a pool, gym and spa, as well as its own private courtyard for entertaining.

This three-bedroom house in Ngunnawal was only listed one week ago and already there has been 20 private inspections, with another 20 lined up for the weekend.

While it's a small block at just 338 square metres, buyers have been attracted to its low-maintenance yard and newly-renovated interiors.

Samuel Fitzsimmons of Ray White, Canberra said 52 Warrumbul Street had drawn interest from first-home buyers, investors and downsizers.

"The owners have done about 80 per cent renovations to it, which has been really appealing for people who don't want to have to do anything, they can just move straight in and update it with time," he said.

The house is going to auction in November and is expected to fetch a price in the high-$600,000 range or just over $700,000.

The median sales price for houses in the Ngunnawal area was $640,000 in July.
