Canberra developer Art Group has submitted plans for stage three of its Soho development in Dickson, proposing 166 residential units across two buildings.

The buildings, simply known as Soho Precinct Three for now, form part of Art Group's masterplan for the Northbourne Avenue site once home to Dickson Towers and Karuah public housing blocks.
Art Group purchased the 2.6-hectare site in 2016 for $37 million.
It currently includes the DA-approved Mulberry apartments and Kashmir apartments, which are now selling.

The development application shows Soho Precinct Three will be built next to the former Canberra Metro offices.
The documents state existing buildings on the site have already been demolished and the area is currently home to temporary parking and construction sheds for neighboring redevelopment.
Plans show the two buildings would include a common three-level basement, both private and common roof terraces.
The total cost of works is estimated to be in excess of $43 million.
Documents in the development application state the dwelling options will range from studios to three-bedroom units.
"Ground floor terraces and upper floor apartments with private rooftop terraces provide added diversity. Dwellings are designed to maximize solar access and natural cross ventilation," the documents state.
"The proposal aims to achieve a high degree of occupant comport and environmental sustainability with good solar orientation, recessed balconies, external blinds for solar control, and good natural cross ventilation."
On entry level, resident amenities will include a common room, workspace and gym.
The application is open for public comment until December 8.
Art Group's Soho development form part of the ACT government's plan to revitalise Northbourne, which began in 2016 with the sale of several former public housing blocks.
