New suburb records for Griffith and Ngunnawal among Canberra weekend auction results

For the week ending November 21, 178 Canberra homes went to auction, including more than 100 over the weekend alone.

With an 85 per cent clearance rate, the auction results totalled $60,487,000, according to APM Pricefinder.

There was no shortage of suburb records reported this weekend either.

A new house price record was set in Griffith when 15 Carstensz Street sold for $4.5 million with Blackshaw Manuka. It marked the highest sale price for the weekend.

Just two bidders competed for the six-bedroom, six-bathroom house that last changed hands in 2019 for $3.3 million.

"The sellers were thrilled and the buyers are equally thrilled they've been able to secure their dream home," selling agent Mario Sanfrancesco said.

In Ngunnawal, a five-bedroom home sold for $2,450,000, smashing the previous suburb record by more than $1 million.

The sellers of 19 Tanderra Crescent, Ngunnawal had spent more than two decades creating their dream family home on the 1418-square-metre block they purchased in 1997 for $79,000.

Selling agent Kris Hellier of McGrath Canberra said it was one of the busiest auctions he had ever hosted, with a crowd of more than 130 people turning out for the sale.

"There is always one street in every suburb that is just a standout and Tanderra Crescent is that. It's held the [suburb price] record for the last four-and-a-half years for another home," he said.

There were 16 registered bidders for the auction, with six taking part on the day. It came down to two purchasers, before the winning bid closed the auction after about 20 minutes.

Mr Hellier said as a builder's home, the property had a high level of detail that appealed to many buyers.

"When you buy a builder's own home you know you're getting the best of the best," he said.

"From the intricate details throughout the home, the outlook, the sheer size and magnitude of the home - it had this real resort-style feel."

With buyers keen to secure a property in the lead up to Christmas, many Canberra properties are selling prior to auction.

Tim Burke of Luton Properties sold 35 James Place, Curtin for $2.8 million last week, cutting the auction campaign short after just 15 days on the market.

The property broke the previous suburb record by $100,000.

Tim Burke of Luton Properties said it was a strong auction weekend across the agency.

"We had 27 auctions across the board, of which I think eight or nine of them had sold before auction, so we went into the weekend with a few under the belt already," he said.

Mr Burke said property sales were likely to dwindle in the coming weeks before the quieter Christmas period.

"In a market where most homes go to auction and the clearance rates are so high, we're just now running stock down for 2021 with new properties to commence in mid-January," he said.

Among unit sales, 74/20 Beissel Street, Belconnen clocked the highest sale price at $607,500 with The Property Collective.
