House price records broken in Watson, Hackett and Throsby as Canberra auctions ramp up

In the ACT, records were set in Watson, Hackett and Throsby to name a few. Meanwhile, a Canberra buyer outbid interstate parties to secure a holiday home on the NSW South Coast for a record price.

A total of 184 auctions took place throughout the week, marking the highest volumes since 2008, according to CoreLogic. The preliminary clearance rate rose from 85.7 per cent to 88.2 per cent this week.

It was a similar story throughout Australia, with 4261 homes going under the hammer. It was the first time the volume of capital city auctions had exceeded 4000 since CoreLogic reporting began.

A five-bedroom home in Hackett sold for a record price, going to market for the first time since the property's completion in 1966.

Located on approximately 1200 square metres of land backing onto Mount Majura Nature Reserve, 103 Mackenzie Street sold for $2.12 million to a local buyer.

Selling agents Aniko and Peter Carey of Luton Properties Dickson said seven Canberra buyers registered to bid.

"I'd say four of those were from Hackett wanting to upgrade," Ms Carey said.

"Once they're in Hackett, they don't want to go again."

Ms Carey said the Canberra property market continues to be buoyed by strong buyer demand.

"There's still a lot of money out there so we don't see it falling [but] we don't see it steaming ahead. It's just strong," she said.

Most of the seven buyers from Saturday's auction stayed in the running until the bids exceeded $2 million, Ms Carey said.

"So there's a lot of people around with that much money in their pocket wanting to buy something," she said.

The previous suburb record was $2,001,000, set in October.

A new record was set in Watson on Saturday, when 18 Stow Place sold for $2.31 million under the hammer.

Selling agent Debbie Maddigan of Blackshaw Manuka said a large audience turned up to watch the auction unfold between four registered bidders. Bidding was "neck and neck" between two strong buyers right until the end.

The 831 square metre block last changed hands in 2018 for $760,000, according to CoreLogic. The new-build, five-bedroom house was completed in 2019.

Watson's second highest sale price was also set on Saturday when 32 A'Beckett Street sold for $2.05 million.

Before Saturday, the suburb record was $1,803,000, set in September with the sale of a five-bedroom house.

Further north, Throsby has entered the $2 million club after 47 Shingleback Street sold for $2,001,000 on Saturday.

Selling agent Theo Koutsikamanis of Bastion Property Group said the home's high-quality finishes and "bold construction" were reflected in the sale price.

"It was one of the most expensive blocks in Throsby when the vendor bought it ... being opposite [the nature] reserve is a big point of difference from most other homes that have been coming on [the market]," he said.

Mr Koutsikamanis said many of the seven registered bidders had come from rural properties just outside of Canberra.

"I'm seeing the same registrations and same buyers for these $2 million-plus properties ... I think people are starting to really understand what it's going to cost now to buy a block of land, get plans and build," he said.

"I think that's why they are just biting the bullet to buy a complete product that they can move into in 30 days."

The previous house price record for Throsby was $1,675,000.

A huge sale record was set in the small coastal suburb of Surf Beach late last week.

A three-bedroom duplex at 35 Wimbie Street sold for $3.3 million at auction, with a combination of in-person and online bidders vying for the beachside property.

The home was built about 12 months ago and boasts uninterrupted sea views over Wimbie Beach.

The successful bidders were from Canberra, while the second highest bidder was from Sydney. Interested buyers from Melbourne, Brisbane and overseas had also inquired on the property.

Selling agent Richard Luton of Luton Properties said the new owners will be able to celebrate Christmas in their new holiday home.

"It's a really excellent quality beach house and it came fully furnished," he said.

"It's a great location in quite a secluded area that no one really knows about."
