Ngunnawal, Watson and Amaroo among the Canberra suburbs that set new house price records in 2021

In all pockets of the ACT, houses sold for record-breaking sums. Here are just a handful of the new price benchmarks that were set in the past 12 months.

In Ngunnawal, a five-bedroom home sold for $2,450,000 smashing the previous suburb record by more than $1 million.

The sellers of 19 Tanderra Crescent, Ngunnawal had spent more than two decades creating their dream family home on the 1418-square-metre block they purchased in 1997 for $79,000.

Selling agent Kris Hellier of McGrath Canberra said it was one of the busiest auctions he had ever hosted, with a crowd of more than 130 people turning out for the sale.

"There is always one street in every suburb that is just a standout and Tanderra Crescent is that. It's held the [suburb price] record for the last four-and-a-half years for another home," he said.

A five-bedroom home in Hackett sold for a record price in late November, going to market for the first time since the property's completion in 1966.

Located on approximately 1200 square metres of land backing onto Mount Majura Nature Reserve, 103 Mackenzie Street sold for $2.12 million to a local buyer.

Selling agents Aniko and Peter Carey of Luton Properties Dickson said seven Canberra buyers registered to bid.

"I'd say four of those were from Hackett wanting to upgrade," Ms Carey said.

"Once they're in Hackett, they don't want to go again."

This year was one of significant growth for Hackett, with the suburb recording its first property sale over $2 million in April.

Designed by the late Dirk Bolt, a five-bedroom Curtin property sold in December for $2.9 million.

Described as a country estate-like home, 90 Dunstan Street, featured two master bedrooms plus a self-contained wing with a separate kitchen, bathroom and bedroom.

The sale came mere weeks after 35 James Place, Curtin sold for $2.8 million after just 15 days on the market.

Griffith has seen a handful of huge sales this year, most notably the sale of 2 Grant Crescent for what was believed to be more than $6.4 million in late November.

The sale broke the suburb record and also the ACT's record for the highest sale price at an auction.

A five-bedroom home in Watson broke the suburb record in November when 18 Stow Place sold for $2.31 million.

The 831 square metre block last changed hands in 2018 for $760,000, according to CoreLogic. The new-build, five-bedroom house was completed in 2019.

Just two months earlier, neighbours were astounded when a five-bedroom house sold in Watson for $1,803,000.

A five-bedroom house in Amaroo sold prior to auction for $1.67 million in September to a pair of Canberra locals who had only viewed the property online.

It surpassed the previous record sale, which was $1.4 million for a five-bedroom home on the same street that sold in 2017.

Sitting on a 791-square-metre block in a prime location overlooking Yerrabi Pond, 55 Diamond Street, Amaroo almost doubled in price since it last sold in 2014 for $885,000.

A five-bedroom house at 4 Oodgeroo Avenue, Franklin, set a suburb record in October.

It sold at auction for $1.955 million, but the high price came as no surprise to selling agent Anish Sebastian of Confidence Real Estate.

"I was 100 per cent sure that it would set a new record because it's a landmark home that really stands out," he said.

On the outskirts of the ACT, a four-bedroom property in Sutton sold for $4,855,000 at auction in December.

The off-market sale campaign ran for just two weeks before the house went to auction with two keen bidders.

The property, located less than a 30-minute drive from Canberra's CBD, featured a lagoon pool, tennis court, an orchard, three dams and paddocks.

It marks the highest sale price for a house in the NSW village, surpassing the previous record of $4.4 million for a 90-hectare property that sold in June.

In October, a seven-bedroom Calwell home sold for $1.38 million, surpassing the previous record of $1.27 million.

The home, at 105 O'Connor Circuit, was previously owned by a group of investors who said the property had been tenanted for almost a decade and at one stage was occupied by the United States ambassador to Australia.

A new suburb record was set in Banks when investors snapped up a four-bedroom home for $1.47 million.

The property at 23 Wittunga Crescent was on the market for about a week when a local buyer put in a winning offer.

The property was built in 2015 after the original home was extensively damaged in a 2014 house fire. It last sold in 2019 for $980,000.
